Accommodation

Each room is individually designed in colours and textures that reflect the landscape and surroundings. Every room has a lovely view.

Features include co-ordinating furnishings and fittings, including a selection designed and produced by British crafts people, a blend of antique and modern furniture, all new electrical appliances and wi-fi.

We have seven double bedrooms, (three of these can convert to twin bed rooms), one of these has ground floor access. Additionally there are two shorty bunks in a children’s room and the option to use a comfortable sofabed in the games room which can be converted into a double bed.

All bathrooms suites and tiles are new, stylish, white and fitted with heated towel rails. Floors are wooden.

Two high chairs and two travel cots are also provided.

An entrance porch with coat hooks, boot rack and plenty of space for walking shoes and bags. Toilet and wash hand basin.

Spacious, elegant room, decorated in traditional style, with a large bow window the length of one wall opening out onto a garden terrace. A feature fire place, log fire with free wood, a large three piece suite, several occasional tables and chairs.

Designed and made by British craftsmen, the majestic, bespoke, dark oak table and chairs seats 18.

Kitchen/Eating area

Fully equipped, it has all new electrical appliances that include combined Aga and electric cooker, large fridge, dishwasher, microwave and bread maker. A deep freeze is separately located in the garage. These, along with a double sink and work area are based at one end of the room whilst a small oak table and chairs are located at the other. All new cutlery and crockery is provided with some additional cooking utensils and bowls including blender, kitchen scales, quality knives. Parquet flooring, a Welsh dresser and other period furniture make this a practical yet modern kitchen.

Utility Room & Wood Store

The laundry area is equipped with washing machine and tumble drier. A plentiful supply of free logs and fire lighters is available in the wood stores.

In contrast to the first, this room has a suite of robust yet comfortable leather furniture, large screen TV log burner with supply of wood free of charge. A picture window provides expansive garden views and a French window opens out onto a garden terrace.

Bedroom 1

Elegantly furnished double bedded room with its own garden door and ground floor access plus en suite wet room bathroom with shower, toilet and basin. This room also has its own sitting room with sofa, TV and DVD player ideal for those seeking a little privacy.

A stunning room with super king-size zipped and linked bed flanked on either side by a table and lamp, chest of drawers and dressing table. Generous in size with magnificent views.

Adjoining bedroom 5, the roll topped bath is centrally located and faces the beautiful garden. A large wardrobe and slim line wash hand basin completes this extravagant facility.

Adjoining the above, it contains a powerful shower unit, wash hand basin and wc and can be accessed through this bedroom or externally.

A large airy room with a super king size zipped/linked bed for converting into a twin bed if required. Reading lights are provided on the bedside table/cabinet. The cast iron fireplace with slate hearth is a beautiful feature alongside the lovely views.

Traditional, yet luxurious, the full suite comprises bath, wc and wash hand basin.

All modern furniture in this attractive king size double bedded room with reading lights and tables and beautiful views. A clothes rail is provided for hanging clothes.

This gorgeous bedroom with a ‘shorty’ bunk unit is a delight for small children. Modern and bright in look and design, a chest of drawers provides storage.

Garden, Sauna and TV/Games Room

The large garden is completely private. Areas of it are open to the distant views of Cader Idris, the Mawddach estuary and farmland, other parts are enclosed and intriguing but all of it will allow the individual the space to make it their own to stroll in, take a walk for ten minutes or half an hour, sit and talk, contemplate, play, or just relax and breathe in the Southern Snowdonia air.

Within the garden there is a huge BBQ oven and seating areas with table for outside dining.

The Games Room

Vast with seats and bean bags for lounging on, a large screen TV and room to play. Good all weather facility - but could also be adapted as a small meeting room.

The Sauna

It provides a ‘healthy option’ in the form of a sauna, relaxation area, shower and wc. It has the advantage and luxury of being on site but apart from the house, suiting a small group or individuals.

Within the garage there is a high quality table tennis set up plus outside games such as swing ball are available for use.

Special Features

  • Each room in the house has been individually and carefully designed taking into account its character and aspect.
  • The magnificent oak dining table and chairs was created and ‘built’ to fit exactly into the dining room.
  • Rest and relax in one of two sitting rooms. The larger with bay window is traditionally and elegantly furnished and contrasts with the ‘TV room’ that is smaller and robustly furnished.
  • In addition to a welcome gift of cake baked by a talented local cake maker, Fair Trade, organic goods, the basics of ground coffee, tea, sugar, spices and oil is provided.
  • The ‘honesty’ freezer carries a small supply of our own meat and award winning Trealy Farm charcuterie. No need to go to the shops, just pop the money in the box provided.
  • The laundry area is equipped with washing machine and tumble drier.
  • All bed linen and towels are provided.
  • For cosy warmth, a plentiful supply of free logs and fire lighters is available.
  • Travelling with babies? A high chair and cot is provided.
  • Home entertainment is well catered for. In addition to wifi, a large screen TV and DVD in the house and games room chose from a selection of board games as an alternative option. Suitable for all age groups! There is also mobile phone reception.
  • ‘Chill out’ with books, magazines and local information that spill out of every corner and book case.
  • The house, garden and surrounds provides a source of exercise, enjoyment and relaxation. One visitor to Bryn Adda commented “I have been nourished” here.
  • A centrally heated house with water supplied from the land and purified at source. The thick stone walls retain warmth, yet provide a cool environment in the heat of summer.
  • Private parking area
  • We have a pond which is fed by mountain stream water in a lovely spot at the bottom of the garden. It's just under 1 metre deep (rainfall allowing) and it is fenced off. We can drain it if necessary.
